Brian is phenomenal at what he does! He is very detailed and explains everything! This is not the first time that I have used him for an inspection. He was fantastic everytime! I will continue to use him and I would refer him to anyone that is needing an inspection done! He pays close attention to everything whether it’s something minor or something major. Brian saved us tens of thousands by inspecting a home we were interested in buying. The home had 3 prong electrical receptacles and Brian found they were not grounded properly and suggested we consult with a licensed electrician. Our electrician advised the whole home needed to be rewired as the wiring was over 50 years old and did not have the proper wiring in it for the electrical outlet making it a fire hazard. Great attention to detail and customer oriented. Thank you!

I had an outstanding experience with Brian! He is incredibly knowledgeable and personable, making the entire inspection process smooth and easy. The variety of payment options was a bonus, and I loved being able to handle everything online and via text. Brian provided detailed digital reports with photos of every aspect he inspected, showcasing his thoroughness. He went above and beyond with specialized tools and offered additional services like sewer scope and mold testing at very reasonable prices—services I couldn’t find with other inspectors. I was able to choose these add ins ahead of inspection. There were no upscale tactics. A competitor even suggested these services weren't necessary, but I’m so glad I opted for them because Brian uncovered a mold issue during the mold test inspection. He completed all services in one visit, and I received the mold lab results in less than a week. If I ever buy another home, I will definitely turn to Actuate again. I highly recommend Brian and suggest investing in those extra services—they're a small price to pay for peace of mind on such a significant purchase!
