Thermal Imaging
Although this exceeds the Standard of Practice, I believe the use of this technology is vital to a Home Inspection. When utilized correctly, a thermal imager can help detect:
- Heat loss and air infiltration in walls, ceilings, floors, windows and doors
- Plumbing leaks
- Hidden roof leaks
- Missing, damaged and/or wet insulation
- Water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.
- Circuit breakers in need of immediate replacement
- Overloaded and undersized circuits
- Overheated electrical equipment and components
- Electrical faults before they cause a fire
Sewer Scope
A home’s sewer lateral is located underground and requires specialized equipment and training to inspect and is not part of a standard home inspection. Without a sewer scope inspection, there could be hidden damage to sewer lines that could lead to water damage and structural problems for your home and cause health issues.
A sewer scope inspection can help detect:
- Broken or damaged pipes
- Major blockages, clogs, or debris
- Tree roots invading pipes
- Evidence of settling or sagging sewer lines
- Improper or outdated piping materials
- Installation issues
Mold / Air Quality
Mold is pretty much everywhere, to some degree. Although some types aren’t necessarily harmful to humans, it is unsightly and can cause damage to building materials. In some cases, harmful mold and/or and elevated levels may be present, especially in homes that have had leaks, water damage, or crawlspaces that have not been maintained. Mold spores can trigger allergic reactions, and can be more severe for those who suffer from asthma or other respiratory issues.
- Air quality samples are analyzed by accredited laboratory
- Visible fungal growth can be tested by swap or tape samples
- Lab results in 24-48 hours*

Actuate Inspections encourages clients to walk through the home with us whenever possible. We also understand that schedules do not always allow it, and attendance is not required.
Whether you are present or not, we compile a comprehensive Spectora report that clearly documents the condition of the home and its systems. The report includes detailed explanations and images so nothing is left unclear.
Reports are delivered promptly, typically the next day, sometimes sooner, depending on the scope and schedule. This allows you to review the findings quickly and discuss them with us and your agent without unnecessary delays.

Frequently Asked Questions
What is a home inspection?
A home inspection is an objective, visual evaluation of a property’s structure and systems, from the roof down to the foundation. Its purpose is to protect the buyer by identifying conditions and concerns that may not be obvious at first glance.
How much does a home inspection cost?
Pricing varies based on the size, age, and location of the property. Call, text, or email us anytime for a clear, upfront quote.
How long does a home inspection take?
Most home inspections take between 2 and 4 hours to complete. The exact duration depends on the size and condition of the property, as well as access to areas such as the roof, attic, and crawlspace.
Should I attend the inspection?
Attendance is not required, but we strongly encourage you to attend the inspection if you can. Being there allows you to ask questions, see concerns firsthand, and better understand the property beyond what is shown in the report.
What if the inspection report reveals problems?
No property is perfect. At the conclusion of the inspection, you will receive a detailed report outlining the condition of the property with photos, and sometimes videos, highlighting items that may need repair or replacement. The inspection is meant to inform your decision, not pass or fail the property.
